CANCELLATION POLICY

If you cancel at least 60 days before check-in you will receive 100% of the amount that you have paid. If you cancel between 30 and 60 days before check-in you will receive 50% back. Otherwise, no refunds will be given.

Covid Cancellation Policy

If the UK government puts in place a legal restriction for your travel dates then we will give you the option of transferring your stay to another time, a credit note or a refund in full.

If you are not able to travel due to having COVID or having to self-isolate, we are not able to offer a refund. It is advisable that you take out your own travel insurance to cover this.

Arrival and departure:

  • Arrival from 4pm
  • Departure by 10am

Number of guests:

  • Maximum number of guests is 14.

NO smoking

NO parties or excessive noise

NO large single sex groups

NO fireworks, lanterns or drones

DOGS

Up to two well behaved dogs will be permitted at the owner’s discretion, however, this must have been agreed prior to your stay. Dogs are not permitted in the main area of the house due to the cream carpet! They are permitted in the kitchen, study and 2 bedrooms accessed from the 2nd staircase.

Dogs may be “off lead” however, they must be under your control at all times. This is due to the horses and wildlife that roam the estate.

You must clean up after your dogs and put any waste in the bins provided.

Dogs must not be left alone in the property unless they are in a secure crate.

We have provided a dog towel for muddy paws. If you do use this could you please wash and dry before you leave.

If there is significant cleaning due to excessive dog hair/dirty paws, an additional cleaning charge of £17 per hour will be charged. Carpet cleaning will incur a minimum charge of £60.00.

Damage and breakages:

We do not request a security deposit; we operate on a trust basis. We know that accidents happen; however, if you break or damage something, we do expect that you will pay for replacement or repair.

If the cleaners require more time than usual following your stay, cleaning will be charged at £17 ph and carpet cleaning will have a minimum charge of £60.00

Please make us aware of breakages or damage in order that we can resolve the matter promptly and cause minimum disruption to other guests.

We do understand that due to the nature of the property you may choose Eastwoods to host a celebration. We very much welcome you and want you to have a fabulous time, however, as we are in the New Forest National Park and there are animals on site the property is not suitable for noisy parties.

We ask you to respect this and therefore do not allow loud music and under NO circumstances fireworks or loud noise which could cause danger and distress to animals and wildlife.

We have lots of ideas on how you can celebrate whilst also respecting the property and area, please just ask.

your safety

Windows:

The windows are sash windows and can be opened from both the top and bottom. Please ensure that they are only opened by a responsible person.

For the safety of young children please do not open windows from the bottom.

Fires:

No fires are permitted in the grounds.

There is a log burner in the drawing room. You are welcome to use this and we are happy to provide logs, however, whilst this is in use please ensure that young children are supervised.

The instruction booklet on laying a fire is in the instruction manual, please follow the instructions.

Please safety clean out the fire prior to your departure.

Swimming Pool:

The swimming pool is located at the rear of the property. Whilst it is fenced, children must not be left unattended in the grounds. It is your responsibility to ensure that your children do not access the pool area without adult supervision.

The pool is heated from the end of May to the end of September. In order for the pool to maintain its warmth please request that the pool cover is put on overnight.

For safety, please do not use glass or china by the pool. There is plenty of plastic glasses for you to use as well as crockery.

Pond:

There is a large pond in the grounds, this is not fenced. Please ensure that young children are supervised at all times for their safety.

AT THE END OF YOUR STAY WE ASK THAT YOU PLEASE:

  • Vacate the property by 10am in order that we can prepare the property for our next guests.
  • Please leave the property as you found it.
  • Please remove any food and drink from the fridge and cupboards.
  • As part of our COVID-19 policy to protect our cleaners, we request that bedding is removed from the beds and left in the room.
  • If you have bought a dog with you please check the outside area for waste, bag and bin it.
  • Please put your rubbish and recycling in the bins outside. PLEASE ENSURE RUBBISH IS IN BLACK BIN BAGS.
  • Please take glass with you to be recycled.
  • Please check that you have taken all your belongings. Items having to be returned will incur a postage and admin charge.
  • If you have signed into Netflix please sign out.
  • Please return all keys to the key safe. There should be the following:

  3. Library patio
  4. Dining room patio
  5. Sitting room patio
